Do I need references to rent a place off campus? What if I don't have any?

References will definitely help, especially if you want to rent a whole place rather than a room. Rental references in English (such as from previous landlords) may increase your chances of being accepted for a place if you apply. Remember, real estate agents probably will call your referees. If you do not have rental references, personal references are good too, such as from a previous employer. Someone from the University may give you a partial reference. They may be able to tell an agent or owner that you are a valid student here for a certain length of time. You will need to permit them to give out that sort of information. References are not needed for on campus accommodation.

How do I apply for off campus accommodation before arriving?

You do not need to apply for off campus accommodation before arriving in Perth. You just need to come and see us when you arrive. You will need temporary accommodation for a few days until you find permanent accommodation. All off campus accommodation is privately owned and is not controlled by the university. For this reason you need to see before taking. Do not sign up for accommodation without seeing first. Do not ask your friends to get accommodation for you before you arrive. There are many accommodation scams. Do not pay money without seeing a property.

Can I get a friend to arrange accommodation before I arrive?

We do not reccomend you doing this.Your friend may be able to give you an idea of prices and locations, but you should never commit to a property without seeing it yourself.

If I want to move out, I just lose my bond right?

No. If you have a contract, you are comitted to pay the rent until the end of the contract unless you can find someone to take over. The bond is only held against damage done to the place. It is not connected with your rent.

No.

If I have seen acommodation and want to apply, what happens?

Usually you will need 6 weeks worth of rent to get the keys and sign up once you are accepted by the owner. This consists of 4 weeks worth of rent as bond, which is returned to you at the end of your tenancy if the place is not damaged. You also always pay 2 weeks rent in advance here. When applying to rent a property, sometimes agents will ask for 1 weeks worth of rent as a deposit. if you are not successful, this money is returned. If you are sucessful, this becomes part of the rest of your payment. Important: if you apply, and have paid a deposit, and are accepted by the agent, but do not take the house, agents will keep this deposit.

How much off campus accommodation is available?

We take or update up to 2500 off campus listings a year for rentals, share or full board. There will always be hundreds of single rooms available and many full rental properties.

What is the most popular off campus accommodation for students?

Sharing with other students nearby is the most popular. Rental is next most popular. Full board homestay is the least popular.

Is off campus accommodation walking distance from the campus?

A lot is, however it is mostly share that is the closest. Most of the accommodation very close to campus are big houses which have 3,4 or 5 bedroom.  So most walking distance accommodation is students in a big house with spare rooms.

Should I sign a contract from overseas, if it sounds like a good deal?

No, please do not sign a contract whilst overseas. You must view before seeing, we will help you find accommodation fast, so it is not worth the risk.

Are rents quoted weekly in Perth?

That's right.Rents are always quoted by the week, but are usually paid every 2 weeks in advance.

Can I find 1 or 2 bedroom apartments walking distance from the campus?

No. The closest accommodation is all big houses, 3, 4 or 5 bedroom. The nearest 1 or 2 bedroom apartments are about 15 minutes by bus, or 5-10 minutes by car.

What is a granny flat?

A granny flat is a small self contained apartment, attached to a main house. It is called a granny flat because often a relative will live there.

How long does it take to arrange housing?

For rooms, that is accommodation with students or others who have spare rooms in their houses, 2 or 3 days is all it should take if you can really concentrate on housing for that time and you have transport. You need to allow for at least a week before moving if we are helping you, and a little longer if you are doing it yourself.

Where is the most popular area for students to live?

Students usually live in the suburbs close to Curtin University. Some want to be as close as possible to the campus, others prefer to be closer to the city or even the beach. If you look in the off campus/where/suburbs section, you will find numbers of students who currently live in each suburb

When landlords say furnished or equipped, what do they mean?

Furnished can be different in different houses. Usually it means just the basics, fridge, chairs and tables, sofa, bed, wardrobe and stove. However many landlords provide much more. Each house is different. Equipped means that sheets, blankets, cutlety and cooking equipment is also provided.

Do I pay by the week, month, semester or what?

Generally you pay every 2 weeks in advance. Nearly everyone renting in Perth pays 2 weeks in advance, so be very wary of landlords asking for a lot more up front. You may be able to get a discount for more rent paid in advance.

Can you share a room off campus?

You can, but generally rooms are offered as single. 90% of rooms are offered as single.

What is the length of contract I will have to sign?

For rooms, there may not be a contract, or they will be more flexible. Often contracts for rooms will be for 1 semester, 6 months or a year. Rental (whole place) contracts are almost always for a minimum of six months. Sometimes landlords may accept 1 semester contracts, especially if they are near the university, but expect to be offered 6 or 12 month contracts.

Can I keep a pet in my home?

There will be places that will allow pets, although the choice of accommodation will be much smaller if you have a pet. Most accommodation will prefer no pets. If you are bringing a pet from overseas, you will need to check with the Australian Quarantine Service, as there are stringent quarantine laws.

Is there a restriction on the number of people per room or house?

Health laws may restrict overcrowding, but landlords may also reject an application if there are too many people. Generally two people sharing a bedroom room will be the maximum allowed. You will generally not be allowed to turn a living room into another bedroom to fit in another person.

Yes you can. There are many options for family accommodation near to the University.

Can I get public transport to University if I live off campus?

Many areas will be good for public transport. Others will require a car. We can give you advice on public transport when you come to us to find accommodation.

How much do rooms cost near the campus?

The average price for a furnished room is $170 per week. The range is $140 to $220 per week. At the higher end you would expect a new house or your own bathroom. At the lower end an older house with basic furniture. Very little reasonable accommodation can be found for less than $120 per week. Rooms with own attached bathroom generally rent for a minimum of $160 per week.

What does an apartment or house cost near the campus?

For 1, 2, 3 bedroom apartments, the least you could expect to pay for a basic 1 bedroom furnished apartment is about $300 per week, however these are hard to find at this price. The least you could expect to pay for a basic 2 bedroom furnished apartment is about $350 per week. Remember, there are no apartments walking distance to the campus. For houses, (such as detached houses with garden) 3 Bedroom houses and apartments will rent from at least $400 per week and upwards. Houses may be walking distance to the university. The average price for a single room in 2014 is $170 per week.

Are costs like electricity, gas and water included in your rent off campus?

Usually no. Sometimes in room or full board accommodation, costs apart from telephone are included, but in 90% of off campus accommodation, costs are extra. As a rough guide, costs will usually be between $15 and $20 per week per person, of course depending on usage.

Do I need to pay all my rent in advance?

Prices can vary a lot, depending on the number of visitors. Some providers allow room sharing, and this will greatly reduce the cost per person per night. Others may give a bigger discount for longer stays.For this reason it is difficult to quote absolute prices.
